Hotels in New Orleans With Free Parking
Free parking in New Orleans mostly means sleeping outside the French Quarter. Only two properties in the Quarter offer it here: Hotel Villa Convento, with ten free spaces in a garage on Decatur Street that are not guaranteed, and Hotel de la Monnaie, whose own garage is limited and first-come. Just outside, Elysian Fields Inn in the Faubourg Marigny has a free secured, covered garage five blocks from the Quarter, and Ashton's Bed and Breakfast has its own lot nine blocks out on Esplanade Avenue.
After that, it comes down to how you want to get into the Quarter. Several Mid-City and Uptown inns sit on or near the Canal and St. Charles streetcar lines. The New Orleans East chain hotels, Brent House on Jefferson Highway and Federal City in Algiers are car bases, a drive (or, from Algiers, a ferry ride) from Bourbon Street.

Free but not guaranteed: limited and first-come parking
Most of the small properties near the Quarter describe their free parking as limited or first-come. Villa Convento's Decatur Street garage holds ten cars and is not guaranteed, with the paid City Lot a five-minute walk away as the backup. Hotel de la Monnaie and Elysian Fields Inn are first-come, and Elysian Fields gives no in-and-out privileges, so the car stays put while you walk.
Further out, Canal Street Inn calls its parking limited and first-come, and its separate Garden View House has street parking only unless you also rent the main house. St. Charles Inn's outdoor lot is first-come, with overflow at the Touro Hospital garage one block behind.
Getting into the Quarter by streetcar or by car
The middle ground is the streetcar. Canal Street Inn and the 1896 O'Malley House in Mid-City are both on or near the Canal line, with free on-site lots and breakfast included. Creole Gardens in the Lower Garden District is a walkable mile from the Quarter and a block from the St. Charles line, with a monitored lot half a block away at Prytania and Thalia. St. Charles Inn is about two miles out on the St. Charles line, and the Alder Hotel is a short drive or streetcar ride from the Quarter, though it serves no breakfast.
The East hotels are car bases: the Holiday Inn Express is about a 20-minute drive to the French Quarter, and Country Inn & Suites about 15 minutes to Bourbon Street, with extended parking if you are leaving a car. Brent House, attached to Ochsner Medical Center, has free covered parking and a pool but is a drive from the Quarter.

Hotel Villa Convento
A small hotel in an 1830 building on Ursulines Avenue, next door to the old Ursuline Convent in the quieter Lower Quarter. It is one of very few French Quarter addresses where guests park free, but the secure garage on Decatur Street holds only ten cars and is not guaranteed, so arrive early or plan on the paid City Lot a five-minute walk away. There is no breakfast beyond complimentary coffee and tea in the lobby, and pets are not accepted.
Hotel de la Monnaie
A suite property on Esplanade Avenue at the edge of the French Quarter, directly across from the Old U.S. Mint and a block from the French Market. Accommodations are one- and two-bedroom suites with a stove top, microwave and refrigerator rather than standard hotel rooms, which suits families and longer stays. Free parking is in the building's own garage, but it is limited and first-come. It is a timeshare property, so reservations are taken by phone rather than online, and pets are not allowed.
Elysian Fields Inn
A nine-room bed and breakfast on Elysian Fields Avenue, five blocks from the French Quarter and one block from the music venues on Frenchmen Street. It is one of the few places in the city offering free covered parking: a secured garage, first come first served, with no in-and-out privileges, so plan to leave the car parked while you walk. Homemade breakfast is part of the rate, and dogs are considered case by case in what is a small, quiet house.
Ashton's Bed and Breakfast
A restored mansion on a quiet residential stretch of Esplanade Avenue in the Esplanade Ridge Historic District, nine blocks from the French Quarter. Complimentary parking is on the property itself, which is unusual this close to the Quarter and means you can leave the car and walk or bike in. Breakfast is a full gourmet spread built on Creole and Cajun recipes. Pets are not accepted, and the setting is calm rather than lively.
Canal Street Inn
An upscale bed and breakfast in a historic house on Canal Street in Mid-City, on the streetcar line and a short ride from both the French Quarter and City Park. A full breakfast and parking are both free, but the inn is explicit that parking is limited and first-come, and its separate Garden View House has street parking only unless you rent the main house too. Pets are not permitted. Good for travelers who want a residential base with easy transit rather than a downtown room.
1896 O'Malley House
A restored 1896 house in Mid-City run as a bed and breakfast, a short walk from the Canal Street streetcar and a five-minute drive from Canal Street and the Superdome. Free self parking and a continental breakfast with locally roasted Community Coffee are both included, and pets are welcome. It suits travelers who would rather have a quiet residential street and a streetcar ride than be in the middle of the Quarter.
Creole Gardens Guesthouse & Inn
A brightly painted guesthouse in the Lower Garden District, a walkable mile from the French Quarter and a block from the St. Charles streetcar. Parking is free in a monitored lot half a block away at Prytania and Thalia, and a cooked-to-order breakfast is served every morning in the dining room or the courtyard. Cottage rooms take pets for a small per-pet fee. The Banana Courtyard and event rooms make it a common pick for small weddings, so expect a social rather than a hushed atmosphere.
Alder Hotel
A renovated hotel in Uptown next to the Ochsner Baptist campus, well outside the tourist crush and a short drive or streetcar ride from the Quarter. Self parking is free in the lot directly across the street. There is a large pool and a courtyard, and dogs and cats under 50 pounds are welcome for a one-time fee. The one thing it does not do is breakfast: the hotel says plainly that it serves none, and points guests at the Uptown restaurants nearby.
St. Charles Inn
A three-story hotel directly on St. Charles Avenue in Uptown, on the streetcar line about two miles from the French Quarter and the closest hotel to Tulane and Loyola. Parking is free and outdoors on site, first come first served, with overflow at the Touro Hospital garage one block behind the property. Continental breakfast is included and the hotel is pet friendly. Superior Grill sits next door, and the streetcar stops out front.
The Chimes Bed and Breakfast
A small owner-hosted bed and breakfast on a residential Uptown block near the Garden District, with free parking included in the reservation. It trades hotel amenities for quiet rooms, on-site hosts and a real neighborhood, and breakfast is not part of the rate: it can be ordered from a menu for $15 a person. Best for travelers who would rather feel like they are staying in someone's New Orleans house than in a downtown hotel.
Brent House Hotel
A full-service hotel attached to Ochsner Medical Center on Jefferson Highway, built for families of patients but open to any traveler. Covered parking is free, which is close to unheard of anywhere near the city, and there is a pool, a hot tub, a 24-hour gym and an on-site cafe. Breakfast is not complimentary: Bistro 42 serves it for a charge. It is a drive from the French Quarter, so treat it as a parking-and-value play rather than a walkable base.
Federal City Inn & Suites
A 50-room hotel inside the Federal City development in Algiers, across the river from downtown and minutes from the Algiers Point ferry. Every room has a kitchenette, parking is free and includes RV, bus and truck spaces, and pets are welcome. It is a standing choice for pre- and post-cruise stays because guests can leave a car at the hotel for the length of a cruise at no extra charge. You are on the West Bank, so plan on the ferry or a drive to get to the Quarter.
Holiday Inn Express New Orleans East
A predictable chain hotel on Bullard Avenue in New Orleans East, right off I-10 and about a 20-minute drive from the French Quarter. Free self parking, a free hot breakfast buffet, a seasonal outdoor pool, a gym and a bar come standard across its 87 rooms. Pets are not allowed. Choose it when you want a reliable room, easy highway access and no parking bill, and are content to drive into the city.
Country Inn & Suites by Radisson, New Orleans I-10 East
A suburban-style hotel on Read Boulevard in New Orleans East, off I-10 near a shopping district and about a 15-minute drive from Bourbon Street. Free self parking (including extended parking, useful if you are leaving a car), a free to-go breakfast, a pool, a library and a fitness center are included, and connecting rooms make it workable for families. Pets are not allowed. Like the other East hotels, it is a car base rather than a walkable one.
How we researched this
The rule for this table was that the property itself provides the free space, in its own lot or garage or one it designates for guests. Free street parking near a hotel did not count, which removed The Garden District Hotel, the Henry Howard Hotel and The Lookout Inn in Bywater. Best Western Plus French Quarter Courtyard charges $25 a night on its own booking page, and La Belle Esplanade has no onsite parking. Rathbone Mansions and the St Charles Coach House were left out because their sources disagree about whether parking is free, and Rose Manor in Lakeview because we could not find a readable statement of its parking. Chain hotels that show up on booking-site free parking filters but charge on their own pages, such as the Courtyard French Quarter with a $54 daily valet fee, are not here.
Room rates are kept off the table, since in New Orleans they move by season, festival and day of the week. Each empty cell is something the property never said: breakfast at Villa Convento, Hotel de la Monnaie and Federal City, and The Chimes' parking arrangement and pet policy. The two New Orleans East chain hotels are cited to booking-site listings because the brands' own pages could not be read. Ask the front desk whether a space is held for you before arriving, especially at the small French Quarter properties.
